Roads and pathways serve the pockets of development that make up the village. There are two key ‘central’ zones - The Marketplace commercial centre, a building with hotel, function room, food market, food hall and a Virtual Experience Centre; and the Home Farm Hub.
The Hub will be a mixed use zone, centred around the existing buildings of Home Farm, which we propose to renovate. Facilities will include restaurant and bar, a spa & swimming pool as well as a market garden/plant sales. The Stables will be located next to the farm buildings, with nearby allotments, orchards and shared open spaces provided.
Ample outdoor recreational spaces weave through the site, bringing existing landscape and new development together whilst improving biodiversity of the site. These provide outdoor environments for all to enjoy and take part in nurturing. Clusters of development will take place within existing field boundaries.

Lodges will be located in small groups, each with a distinct character and local, communal amenities - cooking, dining and play spaces - which will encourage short and longer term residents to mix communally.
There will be a wide range of different lodge types and sizes, offering accommodation priced to suit all pockets. Flat Wood will be home to a number of unique ‘Tree-House’ lodges. Strategic new Tree Planting will help to create separation between lodge clusters.
Protected Habitat Corridors and new Edible Trails will add seasonal colour in flowers and berries. Wild-flower seeding will be both attractive and help support a diverse range of local species. Wildflower meadows will add a splash of seasonal colour and enhance the biodiversity.
